新房warranty看上了一个新房,但看了一下seller的1-year Warranty,大家觉得下面的term苛刻吗?Specific limitation: cracks in walls, floors or ceilings are excluded from this Limited Warranty since such conditions do not result from faulty materials or workmanship but are the result of natural shrinkage…… If abnormal conditions occur, such as excess compound in joints, trowel marks, cracked corner beads or tape blisters, …….. Warrantor will make corrections but only once, within a reasonable time. Warrantor will not repAInt, wallpaper or decorate walls or ceilings of any repaired areasExclusions: …Faucet leaks, toilet adjustments, door and door frame adjustments, floor and wall tile grouting and caulking are only warranted for a period of sixty (60) days after the Closing….不知道这样的新房hidden risk大吗?门如果变形肯定是结构出问题了,但builder只保60天,这是因为builder对自己的房子信心不够吗?大家给点建议吧。 非常感谢!

it really depends on builders. some builders provide one or several home visits in the first year, the repair covers almost everything, except, hairline cracks on the ground. because the new house needs time to settle, those small cracks can open and close depends on the conditions of whether, the house setting itself. the following 9-year is covered for construction defects which is standard for most of new home builders.

谢谢了! 可是不cover wall crack 是不是不很 reasonable啊?总觉得wall crack好像和结构有关系了。
